Inside the house and out

Most of my work is flooring, demo and interior remodeling, but I take on exterior projects too. If it's on this list, it's work I do myself.

Interior

    Laminate and luxury vinyl plank, floated or glued down, plus trim and transitions.

    Carpet, pad, tack strip and staples pulled, subfloor prepped flat, old material hauled away.

    Subfloor repair, baseboard and trim, doors, paint and the odd list of things that never got finished.

    Scrape, prime and two coats on prepped siding and trim.

Reading these numbers. Every rate above is labor and a starting point, priced for a normal job in good shape. The real number depends on size, access, condition, prep, height, safety setup and disposal. Materials, permits, delivery, equipment rental and dumpsters are extra unless the written estimate says otherwise. Stairs, tight layouts, rotten subfloor, water damage and second-story work cost more — I'll show you why on the estimate instead of hiding it in a lump sum. Minimum service charge is $175.

On older houses, if the ceiling texture or old tile could contain asbestos, it gets tested before I put a tool to it — no exceptions. For new decks, new concrete pours and hardwood floors, I'll handle the demo and site prep and bring in a specialist for the install.

    I measure, check the subfloor or the exterior condition, and find the surprises before they cost you.

    Labor and materials broken out separately, so you can see what you're paying for and where you can save.

    The price holds

    It only changes if you add work or we open something up and find real damage — and I tell you before I touch it.

How the number is built

  • Floors, ceilings and demo are priced by the square foot, measured room by room.
  • Repair work goes hourly or by the patch, whichever is fairer to you.
  • Every rate is a starting point — I confirm it after seeing the condition.
  • Material options come in good, better and best so you pick the budget.

I run MISCO Renovations out of the Twin Cities. When you hire me, I'm the one who shows up, measures the job, and does the work — not a salesman handing your house off to whoever is available that week.

Most of what I do is flooring: pulling out tired carpet and laying plank that makes the room feel like a different house. I also handle ceilings and drywall, interior remodel work, and exterior projects from siding and decks to concrete and gutters.

I'd rather tell you a job isn't worth doing than sell you something you don't need. If there's a cheaper way to get you the result you want, I'll say so in the estimate.
